What renters insurance covers
A standard policy has four parts. Make sure you need and understand each one.
- Personal property: furniture, clothes, electronics, and belongings against fire, theft, vandalism, and some water damage
- Loss of use: hotel and extra food costs if your unit becomes uninhabitable
- Personal liability: legal costs if you accidentally injure someone or damage their property
- Medical payments to others: small injury bills for guests, regardless of fault
What it does not cover
Gaps are common and expensive. Read the exclusions before you need them.
- Flood and earthquake damage are usually excluded and need separate coverage
- Roommates' belongings are not covered unless they are named on the policy
- High-value items like jewelry or art may need a scheduled rider
- Damage from pests, neglect, or intentional acts is excluded
Choose the right limit and deductible
Under-insuring is the most common mistake. A quick inventory gives you the number you need.
- Estimate the cost to replace everything you own, not what you paid for it
- Choose replacement cost coverage instead of actual cash value if you can
- Pick a deductible you could pay this week from savings
- Liability limits of at least $100,000 are common; $300,000 is safer

- Ask about security system, smoke detector, and sprinkler discounts
- Pay annually instead of monthly if the discount is meaningful
